Comprehensive Inspections for New Construction

New construction inspections are done through 7 stages.

Stages include:

  1. Base Stage: Pier locations, depths, ground materials, retaining footings
  2. Pre-Slab: Footings, membrane, steel fitment, plumbing services
  3. Frame Stage: Load points, bracing, roof structure, beams, window placement
  4. Pre-Plaster: Internal framing re-checks, cladding, roofing, ducting, plumbing
  5. Fixing & Waterproofing: Cabinetry, waterproofing, doors, cladding, eaves
  6. Final Stage (Pre-handover): Interior, exterior, roof space, safety features, drainage
  7. Warranty Stage (Post-handover): Optional follow-up for defects before expiry

Optional thermal, drone, and Nivcomp level checks available on request.

Base Stage

We inspect the foundation works to ensure structural integrity from the ground up.

  • Bored pier placement and depths checked per engineering specs
  • Ground materials and soil condition
  • Retaining wall footings (if applicable)
  • Any early services to the site (plumbing, drainage)
Pre-Slab Stage

Before concrete is poured, we verify that all under-slab elements meet requirements.

  • Footing size, formwork, boxing, and connections
  • Damp-proof membrane and pipe lagging
  • Steel reinforcement placement and fitment
  • External soil levels checked for compliance with engineering
  • Retaining wall footings (if required)
  • Pre-slab services check
Frame Stage

A full check of the home’s structural skeleton and roof frame.

  • Slab level, edge, and step-downs
  • Frame alignment and load-bearing points
  • Tie-downs and bracing (steel/timber)
  • Roof framing and layout
  • Window placement and beam connections
  • Site grading and backfill
Pre-Plaster Stage

Once plumbing and wiring are roughed in and cladding is underway.

  • Re-inspection of any frame defects
  • Ceiling trims, bulkheads, and internal wall checks
  • Sarking, external cladding, and roofing materials
  • Gutter, downpipe, and rainhead setup
  • Plumbing points (gas, water, waste)
  • Ducted heating/cooling connections
  • Optional in-ground camera inspection available
Fixing & Waterproofing Stage

Detail-focused inspection before finishes are completed.

  • Plasterboard installation
  • Cabinetry and benchtops
  • Waterproofing in wet areas (showers, laundries, etc.)
  • Doors, windows, eaves, and external cladding
  • Downpipes and seals
Final Stage (Pre-Handover)

We check everything visible, accessible, and functional.

  • Full interior and exterior overview
  • Roof space and coverings (tile or Colorbond)
  • Plumbing fittings, seals, and drainage
  • Safety compliance: smoke alarms, steps, balustrades
  • Driveways, paths, and site grading
  • Silicone seals and finish details
Warranty Stage (Post-Handover) – Optional

Before your builder’s warranty expires (typically at 12 months), we can return to inspect for any defects that have emerged with time, settling, or weather exposure.

  • Thermal imaging for hidden moisture or insulation gaps
  • Drone inspections for inaccessible roofs or facades
  • Nivcomp digital level surveys for floor flatness
